Here is some Frequently Asked Questions to determine if Bauer Properties will meet your needs.

  • Can I use Bauer Properties as my mailing address?
    • Yes, tenants can use the Bauer Properties address as their mailing address. Upon signing the lease agreement, new tenants will be issued a mail slot located in the cabinet near the back door.
  • Am I required to have Liability Insurance?
    • Bauer Properties requires all tenants maintain Commercial General Liability Insurance. A Commercial General Liability (CGL) policy protects your businesses and Bauer Properties from financial loss due to property damage or personal injury that may occur.┬áHere is a Sample COI for reference and review.
    • Tenants are ask to send annual certificates of insurance(COI) updates to JBauer@BauerProperties.com
  • What are the Basic Terms of our Leases?
    • The FLEXIBLE Lease is month-to-month term which requires a 90-day written notice of termination.
    • The FIXED Lease is a 6-month or 12-month term which requires a 90-day written notice of termination.
    • The MONTHLY Lease is a 12-month term which requires a 90-day written notice of termination.
    • If any lease is terminated prior to 120 days from date of lease execution, the Lessee shall pay an Application Processing Fee of $150.00.
    • Prior to a refund of a Security/Key Deposit, all reference to the Bauer Properties Address must be removed from all online and other resources.
  • Do I have to pay a Monthly Maintenance Fee?
  • Do you have parking?
    • Yes, we have 5 parking stalls which is typically sufficient parking. If tenants would like for their clients to have preferred parking in the parking lot, there are numerous spots on Glassell and Rose Street. The only day that maybe an issue for street parking is Tuesday. The City of Orange has scheduled Street Sweeping on Rose Avenue and Glassell Street on Tuesday from 7:00 am - 12:00 pm, so be mindful of this time to avoid being ticketed.
  • Can I use the kitchen?
    • Yes, tenants may use the kitchen as needed. We have the following amenities: convection oven, microwave, refrigerator, and Keurig coffee machine. Paper plates, bowls and plastic utensils are located in the kitchenette for tenant use. A Keurig machine is available for use. Keurig K-Cups should be supplied by tenant for themselves and their clients.
  • Do you have Wi-Fi, FAX and Printer Access?
    • Each of our shared offices has access to a printer/scanner.
    • All tenant have access Wi-Fi. Monthly tenant may have access to Wi-Fi and a hardwired connections. Tenants receive an email at startup with the network password. Many tenants make note of this password and store it in their cell phone for easy access.
    • We do Not have a Fax machine. Tenants use online application services to fax.
  • Can I sublease my office or let friends use my office?
    • No, tenants may NOT sublease their office or the other offices. Further, tenants may not allow friends, family, colleges, or others to use their office or the premise.
  • Can my Intern or Employee use my office?
    • Yes, with the following requirements and written documentation:
    • 1. Interns are required sign their own lease, so they know what is expected of them.
    • 2. Interns are required complete a Background Check.
    • 3. Interns are required to submit liability insurance, driver license and state licensing.
    • 4. Since Interns are under the Tenants supervision, a section will be added to the Tenants lease noting that the Tenant will be responsible for the Intern's actions in the event any issues occur.
  • Can I obtain a new Key if mine is lost?
  • Is a Service Dog allowed on the property?
    • A ADA Service Dog, defined as a dog that has been individually trained to do work or perform tasks for an individual with a disability, is allowed on the property.
    • Emotional Support Animals (ESA) and pets are NOT allowed in the building or property.
    • A Service Dog must be leased at all times.
    • Since others may have a significant fear of animals, consideration should be made when a Service Dog is in the hallways and/or lobby.
    • If a Service Dog urinates or secretes waste, the tenant will be held responsible for the professional cleaning. The fee for cleaning starts at $75.00
    • Please note, it is illegal to falsely claim that a Pet and/or a Emotional Support Animal (ESA) is a ADA Service animal.
  • Is the property and neighborhood safe?
    • Yes, the property and neighborhood is safe. We have never experienced any security issues. To help ensure the safety of tenants, Bauer Properties has a 24-hour surveillance system, exterior parking lighting and perimeter lighting. The local University owns the surrounding properties and their patrol units have been seen patrolling the areas as well.
