Yes. Upon signing the lease agreement, tenants can use the Bauer Properties address as their mailing address. Each tenant is issued a mail slot located in the cabinets near the back door.

An ADA Service Dog, defined as a dog that has been individually trained to do work or perform tasks for an individual with a disability, is allowed on the property. Emotional Support Animals (ESA) and pets are NOT allowed in the building or property.

Service dogs must be always leashed.

Since others may have significant allergies or fear of animals, consideration should be made when the Service Dog is in the kitchen, hallways, lobby, porch, and common areas.

If a Service Dog urinates or secretes waste, the tenant will be held responsible for the professional cleaning and disinfection. The fee for cleaning starts at $120.00.

Please note, in the State of California it is illegal to falsely claim that an Emotional Support Animals (ESA) or pet is a Service Animal.

Yes. The neighborhood is safe. To help ensure the safety of tenants, Bauer Properties has a 24-hour surveillance system, exterior parking lighting and perimeter lighting.

The local university owns the surrounding properties and their patrol units have been seen patrolling the areas as well.

Yes. We have a kitchenette that tenants, and their clients may use as needed. There is a convection oven, microwave oven, and refrigerator. Disposable paper plates, bowls and plastic utensils are available for use.

A Keurig machine is available for use, as well as Keurig K-Cups and tea. Tenants may bring additional Keurig K-Cups for themselves and their clients in case there is short supply, or they prefer a specific brand.

Bauer Properties does not have a fax machine. There are several online resources to send secure fax documents. Feel free to ask Google for a resource.

Yes. Each of our shared offices has an all-in-one printer/scanner/copier. Monthly office rentals supply their own printers as they see fit.

Tenants receive an email at startup with the wi-fi network password. Many tenants store this password their cell phone for easy access.

Bauer Properties also offers a back-up Mi-Fi if our internet service has outages.

No, tenants may Not sublease their office, nor may they sublease any of the shared offices.

Further, tenants may Not allow friends, family, colleges, or others to use their office or the Bauer Properties facility or premise.

Yes. Listed below is our requirements and written documentation:

  1. Interns are required to sign their own lease, so they know what is expected of them.
  2. Interns are required to complete a Background Check.
  3. Interns are required to submit liability insurance, driver license and state licensing.
  4. Since Interns are under our Tenants supervision, a section will be added to the Tenants lease noting that the Tenant will be responsible for the Intern's actions in the event any issues occur.

Yes. All tenants are required to maintain General Liability Insurance.

All leases executed after October 01, 2021 require a 90-day written notice of termination. If your lease was executed prior to this date, please see your lease for lease termination details.

If you would like to terminate your lease, please email our staff at accounting@bauerproperties.com and we will begin the process for you.

Here are a few notes regarding our lease termination details and process:
  1. If any lease is terminated prior to 120 days from date of lease commencement, the Lessee shall pay an Application Processing Fee of $150.00.
  2. Prior to a deposit refund, all reference to the Bauer Properties address must be removed from all online and other resources.

The Monthly Maintenance Fee applies only to "Flexible By-Appointment Shared Office Rental" tenants who do Not book more than 8 hours of appointments per month.

Yes. There is sufficient parking at Bauer Properties - 5 parking spaces. If tenants would like for their clients to have preferred parking in the parking lot, there are numerous spots on Glassell Street and Rose Avenue.

The City of Orange scheduled Street Sweeping is on Tuesdays from 7:00 am - 12:00 pm for Rose Avenue and Glassell Street, so be mindful of this time to avoid being ticketed. Our street sweeping is typically completed in the morning hours and can be determined if there are no leaves under the two 100-year oak trees.

The City of Orange has scheduled Street Sweeping across Glassell Street on Wednesdays. Typically, homeowners across Glassell Street park in our neighborhood on Wednesdays to avoid being ticketed.

Yes. Parking is allowed on the street on all days except street sweeping days.

One of the many appeals of Bauer Properties is our location. We are nestled within walking distance of the Historic Orange Plaza. Our quaint Historic Plaza houses many eateries.

Need a recommendation for food?

  1. Try Kimmie's Coffee Cup, The Filling Station, or Snooze A.M. Eatery for some breakfast.
  2. Try Citrus City Grill or O SEA for a seafood, salad, and a glass of wine.
  3. Try Bruxie for a fried chicken & waffle sandwich.

These are some of my personal favorites but all the restaurants in the plaza are yummy and have their own following.

Need a Starbucks? The closest Starbucks is on the Chapman University campus. Walk a little further to the Plaza, for Starbucks and many other awesome coffee houses.

Across the street and two houses down on Rose Avenue, there is a city park with a playground. This is great for families with small children.

The park is wonderful place to visit as a treat after a session or for clients to take children to burn off some energy while a family member is in a client meeting.

For Flexible By-Appointment leases, payment is due when tenants book their appointment(s) using the online calendar.

If the required payment is not paid when the appointment is booked, there is an additional bookkeeping fee of $25.00.

This fee can be avoided if tenants make a Check, Zelle, Venmo, or PayPal payment within five (5) days of "scheduling" an appointment.

If tenants pay monthly, the payment is due in advance on the 23rd of the month and considered late if not paid within 7 days. A late fee is due if not paid by the 1st day of the month.

For Monthly Lease contracts, the late fee is ten percent (10%) of the monthly rental amount.

For Fixed Daily or Evening Shared Office Lease contracts, the late fee is $25.00.

To avoid any late fees, tenants are encouraged to make payments before the 1st day of the month.

With the Flexible By-Appointment Shared Office Rental, there is a Monthly Maintenance Fee applied if tenants do not book 8 hours of appointments in a one-month period. This is billed by Bauer Properties between the 1st-10th of the month and due and payable upon receipt. It is considered late if not paid within 5 days.

The initial cost of our door plaques is $25.00.

If a tenant loses their initial door plaque, the fee to replace it is $45.00. The increased cost covers our staffs time to process the order.

The key deposit is $200.00.

If paid through Zelle, Venmo, or check there is no additional fee.

If paid through PayPal there is A 5% additional fee.

Our kitchenette is supplied with a complete set of kitchen supplies located in the drawers and cabinets in the kitchen area. The supplies include K-cups, tea, paper plates/bowls, plastic knives/forks/spoons, and trash bags.

Extra Lysol, Kneexe tissues, paper towels, and toilet tissues can be found in the bathroom cabinet. Additional items are located in the cabinets near the backdoor above the Breville Toaster Oven.

Extra office supplies such as printer cartridges, printer paper, light bulbs, and batteries can be found in the back cabinets above the microwave. They are located in the labeled boxes. If you use one of the items, please email our staff so they can be restocked.

First, search all the mail slots to see if for some reason it was placed in the wrong mail slot. Second, look in the desk drawer of last office you used.

If it cannot be located, there is an extra door plaque labeled "Therapist Office in Use". This can be used temporarily until your door plaque can be located.

If you need a replacement door plaque, email Sarah at accounting@bauerproperties.com and she will order a new one. The cost for a replacement is $45.00.

Extra chairs can be found stacked on the porch. Since they are on the porch, they may need to be wiped clean prior to use. Please return these to the porch when done using them.
